Why a digital HELOC
Start your application online
Automated steps replace much of the back-and-forth of a traditional home equity loan.
Soft-pull options to check first
Some programs check eligibility with a soft credit inquiry first. A hard inquiry comes only after you choose to move forward.
Often no appraisal visit
Many lines use an automated valuation model (AVM). Larger lines and some states require a full appraisal.
Sign from home
Online notary closings where your county allows, with funds sent straight to your bank account.
Keep your first mortgage
A second-lien HELOC leaves your first mortgage in place, untouched.
Several lenders, one loan officer
As a broker, Cole compares digital HELOC programs from multiple wholesale lenders instead of just one. See how a mortgage broker works.
How a digital HELOC works

Rate and payment: Get your personalized options from Cole. Rates and payments depend on the lender, your credit, CLTV and line amount.
Illustration only. Not a guarantee or a commitment to lend. This estimate is not a loan offer, rate quote or approval. Your actual line depends on verified value, credit, income, debts, title and lender guidelines, which change without notice. A HELOC is secured by your home; most have a variable rate, and payments can rise when the draw period ends or the rate changes. Not available in all states.

Digital HELOC vs refinance
A second-lien HELOC leaves your first mortgage in place, untouched.
A digital HELOC is a second lien, so your first mortgage stays as it is. If you're weighing a cash-out refinance instead, compare a refinance vs a HELOC. If you're curious about a line of credit that replaces your mortgage, see the first-lien HELOC (All In One Loan) page.
Digital HELOC questions
What is a HELOC?
A home equity line of credit is a revolving line secured by your home. You draw what you need during the draw period and pay interest on what you use. After the draw period, the balance is repaid over a set repayment period.
Will checking my options hurt my credit?
Running the estimate involves no credit check at all. Some digital programs prequalify with a soft inquiry, which does not affect your score. A hard inquiry is made only when you authorize it in the full application.
Do I need an appraisal?
Often not. Many digital HELOCs use an automated valuation model. Larger lines, certain properties and some states (Texas primary residences, for example) require a full appraisal.
Is the rate fixed or variable?
Most HELOCs are variable, so payments can change. Some programs fix the rate on the amount you draw at closing. Cole will show you both types when they fit. See how mortgage rates are quoted.
Can I close online?
Where your state and county allow remote online notarization, yes. Otherwise a notary can meet you at a time and place you choose.
Which states do you serve?
Cole is licensed in Arizona, California, Colorado, Florida, Georgia, Illinois, Kansas, Missouri, North Carolina, Oklahoma, Oregon, Pennsylvania, Tennessee and Texas. Program availability varies by state.
What costs should I expect?
Costs vary by lender and state and can include an origination fee, an administration fee, an annual fee, and recording or title charges. You will receive the lender's disclosures with every cost before you commit.
