Prepare for mortgage preapproval by organizing your income, assets, debts and homebuying goals, then ask Cole Simmons which documents fit your situation. A preapproval is a conditional assessment, not final loan approval. Upload financial documents through the secure application portal so your information can be reviewed in context.

What should you have ready for the first conversation?

Start with the state where you want to buy, your target purchase range, estimated down payment, preferred monthly housing budget and ideal closing date. Tell Cole whether you already own a home, need to sell before buying, expect gift funds, have variable income or are moving for work. These details help focus the conversation before a property or program is selected.

You do not need to guess which loan is right before contacting a broker. Explain what you want the mortgage to help you do. A useful first discussion identifies both the amount that might qualify and the payment you would actually feel comfortable carrying.

Which documents may be requested?

The exact list varies by income type, loan program and lender. Ask for a tailored checklist; supplying a standard stack of documents does not establish eligibility. Provide all requested pages and explain unusual transactions instead of changing or editing financial records.

Key document timelines

For Fannie Mae loans, credit reports and employment, income and asset documents generally must be no more than 4 months old on the note date (Fannie Mae Selling Guide B1-1-03). For FHA loans, documents generally may not be more than 120 days old at the disbursement date (HUD Handbook 4000.1). For a purchase, Fannie Mae requires bank statements that cover the most recent full 2 months of account activity, or 60 days (Fannie Mae Selling Guide B3-4.2-01). Once a lender receives your application, federal rules require it to deliver or mail your Loan Estimate within 3 business days (12 CFR 1026.19(e)). If your home search runs long, expect to send updated documents.

These are minimums; lender requirements may be stricter.

“There was information that the underwriter team needed and Cole done what needed to be done and made it happen, removing the stress of the whole situation, I'm grateful for the steps he took. Thank you!!”

Are documents required before you can get a Loan Estimate?

For mortgages covered by the Loan Estimate rules, providing six key items starts the disclosure requirement: your name, income, Social Security number, property address, estimated property value and desired loan amount. Generally, the lender must deliver or mail the Loan Estimate within three business days. Verification documents cannot be required as a condition of providing it. A Loan Estimate is not an approval. See the CFPB explanation of the six required items.

How should you send private information?

Use the secure mortgage application for sensitive data and documents. Keep ordinary email and text messages focused on scheduling and general questions. If a document request is unclear, call Cole before sending it. Never publish account numbers, Social Security numbers or tax returns in a public form or social-media message.

What can change after preapproval?

The property, appraisal, income verification, credit and other underwriting conditions still matter. Discuss a job change, new loan, large transfer or different purchase price before assuming the original plan still works. Keep documents current and ask when the preapproval should be refreshed. A preapproval letter is not a guarantee that every property or later change will qualify.
